An End-Of-The-Year Recap for 2017

The year is almost over and thankfully, it’s been a good one. Here are three things I noticed about 2017 in retrospect.

2017 is almost over, so let’s do a little recap of what we saw this year here in Atlanta.

First of all, inventory is down by several thousand homes. This is a good thing. Also, this factor is driving our next point: sales.

Next to 2016, sales are much higher in 2017.

Prices are also higher. Overall, the Metro Atlanta area has seen a growth in sales of about 5% on average. 2017 has been an excellent year and we expect next year to be the same.

The good times for real estate are here. We hope they stick around for a long time.

Fall is here, marking the end of the busy summer real estate season. We would like to share with you today some statistics we have compiled that compare this summer's numbers to last year's. As you will see, our market is improving year-over-year and we are excited to see what the future has to bring. Here are a few of the key changes in the market over the past year.

Inventory is up 21%. There are a lot more homes on the market this year compared to last year.
Sales are down 7% from last year
However, prices are higher than they were at this point last year and they are currently holding steady.

We have been in a buyer's market for years now, but I think this is beginning to change. This week I will show you why my suspicions are correct.

Investors are buying: This is a big change from 3-5 years ago when investors weren't even thinking about buying.

Would-be Sellers are holding off: Either they are stuck in long-term leases or they are scared because it is still a buyer's market here in North Atlanta.

Interest is still historically low: Low interest, high demand, and low inventory are all pointing towards a seller's market in North Atlanta.

I could not have said this years ago, but times have certainly changed.
